New Board for Table Rock Landing
Holiday Island, Ark. - At the August work session of the Holiday Island Board of Commissioners, Tom Dees introduced the new board of directors for Table Rock Landing (TRL), the local timeshares.
The new board consists of five members, each serving a three year term. The board is elected and meets annually on the Saturday of Memorial Day weekend at 10 a.m.
The current board consists of Marvin Higgonbottom, Corky Comstock, Don Eiler, Gary Hanson and Wes Stikey.
TRL negotiated a contract with Holiday Island Suburban Improvement District (HISID) in 1998 for five years. This contract has not been addressed or renewed since 2003, which is a seven year delay.
Vacation Rentals is the onsite management group for TRL. Members of TRL pay ten times more than regular property owners based on a weekly breakdown of timeshare ownership. On the subject of turn backs, the figure was placed at 60 - 90 timeshares.
The economy is not what is hurting TRL. It is the raised assessment fees.
Tommy Kirk, Compass Resort Group, provided a professional opinion that the owners are getting older, which is contributing to the turn backs.
When the SID was created both HISID and then TRL functioned with HISID assessments covering amenities, which included usage of the swimming pool, tennis, shuffle board, baseball, children's playgrounds, all recreation activities, club meeting rooms, a campground and golf.
In 2001, the BOC implemented a fee schedule for amenities with an "Activity Card." No longer where the assessment fees including the free amenities.
In 2008, the BOC opened the private 19 hole golf course to the public. Compass Resort Groups is "holding off on Holiday Island because it is not private," said Tommy Kirk.
The BOC asked Table Rock Landing to prepare a proposal for HISID.
TRL does not appear on the agenda for the regular meeting on August 23.
The BOC addressed enforcement of the land covenants, which are attached to the deeds of each unit within the district. Not all units have the same covenants and grievance is by civil action amongst members in each unit. The district manager was asked to prepare further information regarding the covenants.
